The Kaufpreisfaktor is the ratio of purchase price to annual net rent. As a rule of thumb, a factor under 20 indicates a good deal, 20–25 is fair, and over 30 is usually overpriced. Banks typically expect the factor to stay below 25 for financing. PropyBot calculates this automatically and flags properties outside the healthy range.

Net yield = (annual rent − Hausgeld − property tax − maintenance reserve − management fee) ÷ total acquisition costs × 100. Total acquisition costs include purchase price plus transfer tax (Grunderwerbsteuer, per federal state), notary + land registry (~1.5%), broker fee, and any documented renovations. The result is your after-cost yield before income tax.

Yes. PropyBot models §21 EStG for private landlords including AfA (linear 2% or 2.5% depending on construction year, plus monument bonus where applicable), deductible interest, Soli and Kirchensteuer. For institutional owners (GmbH, UG, etc.) the Gewerbesteuer is calculated based on the municipal Hebesatz. Configure your rates once under Profile → Preferences and every property inherits them. PropyBot is a calculation tool — it does not replace a tax advisor.

Yes. The Pro plan supports unlimited properties, institutional tax models (Gewerbesteuer, corporate depreciation), multi-unit tracking per tenant, and per-property cashflow projections. Banks and credit unions use PropyBot to standardise underwriting for real estate loans — calculations that used to take 2 hours per file now run in 15 minutes with consistent assumptions.

You can keep logging in, access your profile, and download your invoices — but the analysis features are paused until you pick a plan. Your data is never deleted on trial expiry. If you subscribe later (Basic 3,99 €/mo or Pro 9,99 €/mo), everything is immediately available again.

No. You can use every Pro feature for 14 days without entering any payment details. Payment is only collected if you actively choose a plan via Stripe Checkout before the trial ends. No automatic charges, no surprises.

Yes. Under Profile → Security you can download a ZIP archive with every piece of personal data we hold about you (account info, properties, apartments, renovations, investments, subscription, invoices, images) — fully in line with Art. 20 GDPR. You can also request account deletion from the same page. Deletion is final after a 30-day grace period during which you can cancel it.

Each apartment ('Unit') inside a property has its own tenant, rent, deposit, contract dates, renovation history and per-unit yield. Property-wide costs (Hausgeld, property tax, shared renovations) are allocated by size. This shows you which units are profitable, which are below market rent, and which carry vacancy risk — all in a single overview per building.
